All rates are subject to an 4% New York lodging Tax. and Sales Tax of 8.125% Rates are subject to change without notice but will not affect existing reservations.


I have made the check in process as easy as possible for both of us, as a good mom to 3 kids, I am pretty busy during traditional B&B check in hours.

You may arrive anytime after 3:00pm that is convenient for you.  I will email you a 4 digit code prior to your arrival date that will be your “key” to both the main door and the door to your guest room.  Don’t worry if you check in late, like magic the lights will come for you.

Check Out:

Check-out is 11:00 a.m. We value each of you as guests and need four hours to clean and prepare the Inn for our next guests. Late checkout fees will be assessed after 11:15.


The Inn is not appropriate for children under the age of 12. Children of all ages must be supervised at all times and are not to be left alone at the Inn under any circumstances.


At this time we have a no pet policy.

Damage, smoking & candles:

No open flames, candles or, incense are allowed at the Inn.  We have provided three flickering candles in each room for guest use.  Our insurance agent and our other guests thank you. (Our smoke alarms are very sensitive and very loud!)

If damage is caused to the room, furniture or linens, it will be documented and the amount to repair the damage will be charged to the card on file.

All of the rooms and common areas in the Inn are non-smoking. Smoking is permitted outdoors. There is plenty of space to respect the airspace of your fellow guests who do not smoke.  The ashtray is a large galvanized pail filled with sand and a tiki torch on the front deck-please extinguish all butts here!

Cleanup Fee Starts at $250 per Affected Room for Smoke, Fire, pets, Rowdy Behavior, etc.

Cancellation Policy

Guaranteed Reservation Requires Valid Credit Card

Deposits: To guarantee your reservation, your credit card will be charged a 50% deposit. One night reservations are charged the full nightly rate as a deposit. For reservations made within 14 days of the arrival date, 100% prepayment is required. There is a two-night minimum on most weekends. Holiday and special events require a 3 night stay.  These will be noted on the availability calendar.  There may be times when the minimum stay requirement can be waived – please call or email the Inn to inquire. Cancellations: Cancellations made more than 14 days before your arrival date will receive a refund, less a $35 processing fee. For cancellations made within the 14 day period, we will do our best to rebook your room. If we cannot, then you will be responsible for 50% of the reservation. No shows and early departures will be charged for the full reservation.   We dislike charging anyone for time they are not here, and maintaining goodwill is important to us as a business.  We have a limited number of rooms and late cancellations make it difficult to rebook the rooms.  We feel that 50% is a fair burden to both parties for a room left empty that otherwise may have been booked.  No shows, same day cancellations, and early departures which do not allow us the possibility of rebooking the room will incur the full-cost of the reservation.

Holiday and Special Event Cancellation Requires 30 Days Notice: This includes, but is not limited to:  Whole House Rentals,, Fitch’s Corners, Horse Trials, Orvis Sandanona events,  Parents Weekend, and Graduation. Whole house rentals will incur a $150 cancellation fee.

Due to our small size and the difficulty in rebooking at the last minute, it is necessary for us to enforce this policy. Thank you for your understanding.
